Question 1

Why can I not find a postcode I typed?

Accepted Answer

This version of the site searches the homes we have published on the page. If nothing matches, clear the filters. A wider coverage area will follow as the list grows.

Question 2

Is the rent negotiable?

Accepted Answer

The figure shown is an asking rent. Whether a landlord will take less is a matter for that instruction, not a promise on the website.

Question 3

Are the photos always current?

Accepted Answer

We aim for accurate photography. Some images may be styled, older, or representative while a property is being prepared. Confirm condition at the viewing.

Question 4

Is a viewing request a confirmed appointment?

Accepted Answer

No. It is an enquiry. We will confirm a time in writing if the home is still available and we can access it.

Question 5

Can I bring other people?

Accepted Answer

Tell us how many people will live at the property on the form. Extra visitors at a viewing should be agreed with the agent so the landlord’s home is not overcrowded.

Question 6

What if I need to cancel?

Accepted Answer

Tell us as soon as you can so we can offer the slot to someone else.

Question 7

What fees will I pay as a tenant?

Accepted Answer

The Tenant Fees Act 2019 limits what can be charged in England. Typical permitted payments include rent, a refundable holding deposit within the cap, a tenancy deposit within the cap, and certain default fees. We will set these out before you agree to pay.

Question 8

Do you take holding deposits through the website?

Accepted Answer

Not automatically. If a holding deposit is required we will explain it in writing first. Never pay to an account we have not confirmed.

Question 9

What is Right to Rent?

Accepted Answer

In England, landlords must check that occupiers have a right to rent. We may ask for a share code or original documents. Providing false documents is a serious matter.
