Safety advice

Viewing and renting a home should feel straightforward. Use these checks to look after yourself, your money, and anyone who lives with you.

01

At a viewing

  • Tell someone where you are going and when you expect to be back.
  • Meet the agent at the advertised property. Do not divert to a car park, café or private address first.
  • You do not have to enter a room you are uncomfortable in.
  • Do not hand over cash, passport or bank cards at a viewing.
02

Money and deposits

Pay only to an account we confirm in writing. We will never ask you to pay rent or a holding deposit by gift card, cryptocurrency, or to a personal account we have not named. Tenant fees are restricted by the Tenant Fees Act 2019.

03

Fake listings

  • Treat a rent far below the local market as a warning sign.
  • Be wary if someone claiming to be abroad asks you to pay before you have seen the keys.
  • Check that the website address is gndestate.co.uk before you submit a form.
04

Once you move in

You should receive gas safety, energy performance and (where required) electrical information with the tenancy. Know how to escape in a fire, test smoke alarms, and report repairs in writing. If you are at immediate risk, call 999.
