Who we are
This website is operated by GND Estate Limited (company number 15919540), a company registered in England and Wales. Our registered office is 157 City Road, Birmingham, England, B16 0NW. In these terms, “we”, “us” and “our” mean GND Estate Limited. “You” means the person using this website.
We provide an online shop window for rental homes and a way to request a viewing or conversation with an agent. We are not a bank, insurer, solicitor or mortgage broker. Nothing on this website is an offer capable of immediate acceptance, legal advice, or a guarantee that a particular property remains available.
The agreement
By visiting, browsing, saving a listing or submitting a form on this website, you enter a legally binding agreement with us on these terms. If you do not accept them, you must stop using the site.
- You must be at least 18 years old to request a viewing or submit personal details.
- If you use the site on behalf of a company or other organisation, you confirm you have authority to bind that organisation.
- A tenancy, holding deposit or management instruction is a separate contract and is not formed merely by using this website.
Definitions
- “Website” means gndestate.co.uk and any related pages, forms or tools we operate.
- “Listing” means a property description, photograph, price, availability note or similar material published on the website.
- “Viewing request” means a form or message you send asking to see a property or to be contacted about it.
- “Shortlist” means listings you save in your browser session on this website.
- “Content” means text, images, logos, layout, data and other material on the website.
Using the website
We grant you a limited, non-exclusive, non-transferable licence to access the website for your personal, non-commercial use in connection with finding a home to rent, or for legitimate professional enquiries about our services.
You are responsible for the equipment, browser and internet connection you use. We may withdraw, suspend or change any part of the website without notice, including for maintenance, legal reasons or because a listing has been let.
Property listings
Listings are provided to help you decide whether to enquire. Floor areas, distances, school names, transport times, furnishings and “available from” dates are indicative. Photographs may be styled, older than the current condition, or representative of a similar finish.
- A published price is an asking rent, not a promise we will accept that figure.
- A property marked as available may go under offer or be withdrawn before you view it.
- Distances are typically measured in a straight line unless we say otherwise.
- We may use placeholder or stock photography while a property is being prepared.
- Third-party information (for example transport or education data) may change without our knowledge.
You should verify anything material to your decision at a viewing, in the written particulars, and in any tenancy paperwork before you pay a holding deposit or sign.
Viewings and enquiries
Submitting a viewing request is an enquiry, not a booking until we confirm a time in writing (including email or message). We may decline or postpone a viewing, for example if the landlord withdraws the property, if keys are unavailable, or if we cannot verify your details.
- You must provide accurate contact details and the number of intended occupants.
- You must attend on time or tell us as soon as you can if you need to cancel.
- You must follow any safety instructions at the property and not photograph other occupants or personal effects without permission.
- Pets, smoking and access to gardens, parking or communal parts are as the landlord permits on the day.
Applications, referencing and Right to Rent
If you wish to proceed, we may ask for identity documents, proof of address, employment or income information, a guarantor, and consent to referencing. Landlords make letting decisions. We do not guarantee that an application will be accepted.
Where the law requires it, checks may include Right to Rent under the Immigration Act 2014. Providing false documents or misleading information is a serious matter and we may refuse to deal with you and, where appropriate, report it.
Fees, deposits and money
Where tenant fees are restricted by the Tenant Fees Act 2019, we will only ask for payments that the law allows (for example rent, a refundable holding deposit within the statutory cap, a tenancy deposit within the statutory cap, and certain default or change-of-occupier charges where permitted). Any permitted charge will be explained before you agree to pay it.
- Do not transfer money except to the account we specify in writing.
- We will never ask you to pay a holding deposit or rent in cryptocurrency, gift cards or to a personal account that we have not confirmed.
- Holding deposits, tenancy deposits and client money are handled in line with the applicable legislation and any scheme or client-account rules that apply to us.
Acceptable use
You must not misuse the website or our staff’s time. In particular you must not:
- Scrape, harvest or bulk-download listings, images or contact details without our written consent.
- Introduce malware, attempt to gain unauthorised access, or probe the site for vulnerabilities except under a coordinated disclosure we have agreed.
- Impersonate another person, or submit another person’s data without their authority.
- Use the site to send spam, marketing, or competing agency advertisements.
- Harass, abuse or discriminate against our staff, landlords, tenants or other visitors, including at viewings.
- Copy our branding, layout or photographs for your own site or listings.
Intellectual property
The website design, GND Estate name and logo, original photographs we commission, written particulars and compilation of listings are owned by us or our licensors. All rights are reserved unless we say otherwise.
You may view and print a reasonable number of pages for your own search for a home. You may not republish, sell, or commercially reuse our content, or create a derivative database from it, without a written licence.
Privacy and cookies
We process personal data that you give us (for example name, telephone, email, occupancy details and viewing notes) to respond to enquiries, arrange viewings and, where you proceed, to manage an application. How we do that, and your rights, will be set out in our Privacy notice. How we use cookies will be set out in our Cookies notice.
Until those notices are published as standalone pages, we still process enquiry data only for the purpose you submitted it, keep it securely, and do not sell it. You may ask us what we hold and to correct or delete it, subject to any legal retention duty.
Liability
Nothing in these terms excludes or limits liability for death or personal injury caused by negligence, for fraud or fraudulent misrepresentation, or for any other liability that cannot be limited under English law, including your statutory rights as a consumer.
Subject to that, we are not liable for:
- Loss of a property to another applicant, or a landlord changing their mind.
- Inaccurate third-party maps, travel times, school ratings or similar.
- Indirect or consequential loss, loss of profit, or wasted travel costs, except where caused by our breach of a duty we cannot exclude.
- The condition of a property, which remains a matter for survey, inventory and the tenancy documents.
- Websites we link to, which have their own terms.
For any other loss arising from the website or an enquiry made through it, our total liability in any twelve-month period is limited to £1,000 or, if higher, the amount of any fees you have actually paid us in that period in connection with the matter.
Equality and conduct
We will not unlawfully discriminate under the Equality Act 2010. Instructions that seek to exclude people because of a protected characteristic will be refused. You must treat everyone you meet through a viewing or application with respect.
Changes to these terms
We may update these terms from time to time. The “Last updated” date at the top of this page will change when we do. Continued use of the website after a change is acceptance of the new terms. If you have an ongoing application, we will honour the version that applied when you submitted it unless the law requires otherwise.
Governing law
These terms and any dispute or claim (including non-contractual disputes) are governed by the law of England and Wales. The courts of England and Wales have exclusive jurisdiction, except that if you are a consumer resident in Scotland or Northern Ireland you may also bring proceedings in your home courts.
If a court finds any part of these terms unenforceable, the rest remains in force. A failure to enforce a right is not a waiver of it. You may not assign your rights under these terms. We may assign them to a successor of our business.
How to contact us
Legal notices and complaints about this website should be sent in writing to GND Estate Limited (company number 15919540), 157 City Road, Birmingham, England, B16 0NW, marked for the directors, and should include your name, a contact email or telephone number, and a clear description of the issue.

You may also have the right to use an independent redress or ombudsman scheme where we are required to belong to one. Details will be provided on request and in any client-care information we issue with a formal instruction.
